Residential Home Inspection
What to expect
Whether you have found a home to purchase, or you are interested in an inspection before you list your home. Our licensed and certified owner and lead inspector, Garrett Lovejoy will complete a full inspection of your home. We will start with the grounds that the home is on checking for grading, drainage, retaining walls and any possible vegetation issues that may cause problems with the property. From that point we will inspect the roof. Whenever possible, this will be done by walking on the roof to get a good look at the entire roofing system. This includes not only the shingles, but the flashing, decking, exterior of the chimney, gutters as well as venting or other penetrations coming through the roof. Once we feel that we have examined the roof completely and have gotten all of the pictures that we would like, we change shoes and head inside. Starting from the top and working our way down, a limited visual inspection is completed. We will check a number of things including the polarity of the outlets, safety and function of HVAC equipment, proper plumbing and more. At this point we have been on the roof, around the house and in the attic. We have inspected the bedrooms, bathrooms, kitchen, electrical panel and garage. If your house has a crawl space, this is where we will finish up the inspection. Once the inspection is completed, Garrett will then go over his findings with you ensuring that you understand any issues that may have come up, and what the recommendations are for those deficiencies. Typically before we leave the home, but always within 24 hours of the inspection you will be sent a full report including pictures, and explanations of the inspection findings.
